(CONQUAS) Construction Quality Assessment System

CONQUAS is a quality assessment system for building construction projects based on a set of workmanship standards and specification. Every home-owner should be aware of CONQUAS as it widely used in the construction industry, and the de-facto national yardstick for construction quality in Singapore

These are the current standards that our contractors adhere to, below are the assessment standards for the typical internal renovation finishes.

Assessment Standards - Floor Finishes

1. Finishing

  • No stain marks
  • Consistent colour tone

2. Alignment & Evenness

  • Evenness of surface - < 3mm per 1.2m
  • Lippage tolerance between 2 tiles =< 0.5mm
  • Joint size difference <= 1mm (alignment)

3. Crack & Damages

  • No visible damage / defects

4. Hollowness / Delamination

  • No hollow sound when tapped with a hard object
  • No sign of delamination

5. Jointing

  • Joints and pointing
  • Consistent skirting thickness and no visible gap between wall and skirting
  • No gaps between timber strips

Assessment Standards - Wall

1. Finishing

  • Stains and tonality
  • Patchy & roughness
  • Consistent paintwork, no brush/roller marks

2. Alignment & Evenness

  • Evenness of surface - < 3mm per 1.2m
  • Lippage tolerance between 2 tiles =< 0.5mm
  • Squareness of wall - < 4mm over 300mm
  • Joint size difference <= 1mm (alignment)

3. Crack & Damages

  • No visible damage / defects

4. Hollowness

  • No hollow sound when tapped with a hard object

5. Jointing

  • Joints and pointing

Assessment Standards - Ceiling

1. Finishing

  • No stains, consistent paintwork, no brush/roller marks

2. Alignment & Evenness

  • Level, even, not wavy

3. Crack & Damages

  • Crack, chipping, dent & scratches

4. Hollowness

  • Patchy Surfaces

5. Jointing

  • Consistent with wall

Assessment Standards - Door

1. Joints & Gap

  • No visible gap between frame & wall
  • Joints consistent and properly sealed

2. Alignment & Evenness

  • Aligned with walls, ceiling, floor, and components
  • Leaf and frame aligned to each other, corners at right angles, no rattling, sag, and warp

3. Material & Damages

  • No crack, chips, dents, scratches, paint peeling, stains, discolouration, and corrosion

4. Functionality

  • It has to work - that's a no-brainer

5. Accessories Defects

  • Door stop, locksets, hinges, door knobs, closer etc
  • No missing items, improper fixing, stains, corrosion, or other damages

Assessment Standards - Window

1. Joints & Gap

  • No visible gap between frame & wall
  • Joints consistent and properly sealed

2. Alignment & Evenness

  • Aligned with walls, ceiling, floor, and components
  • Leaf and frame aligned to each other, corners at right angles, no rattling, sag, and warp

3. Material & Damages

  • No crack, chips, dents, scratches, paint peeling, stains, discolouration, and corrosion

4. Functionality

  • It has to work - that's a no-brainer
  • No leakage (most important factor)

5. Accessories Defects

  • Friction stays, hinges, handles, sealants, gaskets etc
  • No missing items, improper fixing, stains, corrosion, or other damages

Assessment Standards - Carpentry Components

refers to wardrobe, cabinets, consoles, vanity top, wash basins, shower screens, handrails etc

1. Joints & Gap

  • No visible gap between components and wall/floor/ceiling
  • Joints consistent and properly sealed

2. Alignment & Evenness

  • Aligned with walls, ceiling, floor, and components
  • Panels and frames aligned to each other
  • No rattling, sag, and warp

3. Material & Damages

  • No crack, chips, dents, scratches, paint peeling, stains, discolouration, and corrosion

4. Functionality

5. Accessories Defects

  • Hinges, hangers, handles etc
  • No missing items, improper fixing, stains, corrosion, or other damages

Assessment Standards - M&E Fittings

1. Joints & Gap

  • No visible gap between components and wall/floor/ceiling
  • Joints consistent and properly sealed

2. Alignment & Evenness

  • Aligned with walls, ceiling, floor, and components
  • Panels and frames aligned to each other
  • No rattling, sag, and warp

3. Material & Damages

  • No crack, chips, dents, scratches, paint peeling, stains, discolouration, and corrosion

4. Functionality

5. Accessories Defects

  • Screws, caps etc
  • No missing items, improper fixing, stains, corrosion, or other damages
